Below are some very important reminders. The following items can affect your loan approval if they occur prior to the closing of your loan so please contact us with any questions.
DO NOT stop making your current mortgage payments. If an extra payment is made your payment will be refunded, however, if you miss a payment this may cause your current loan application to be denied.
DO NOT make any late payments on any debt.
DO NOT change jobs. (If a change is inevitable you must notify us immediately.)
Do not make any drastic changes with your current employer such as switching from W2 to 1099, switching positions or changing the number of hours worked.
Keep all pay stubs. Even if you have already provided them we may request additional more recent ones.
Keep all statements from Checking, Savings, Money Markets, Stocks, Bonds, Mutual Funds, IRA’s, 401K’s and credit cards in case they are needed.
Do not make any cash deposits into your bank account without first checking with your loan officer. Any deposits other than your normal paycheck (including transfers from another account) may require documentation reflecting where the money came from such as copies of the canceled checks.
Do not make any withdrawals from asset accounts that were used to qualify you. Any funds needed for closing must be kept in a verifiable account.
Do not open or incur any new debt or credit obligations. (This includes any type of credit cards, cars, recreational vehicles, furniture or lines of credit) Opening a credit card even if nothing is charged will still require additional documentation that can delay your closing.
